Some Local Information...
Whether your a permanent resident or a visitor to
the Hilton Head Island area we are confident you will agree that there is
something special about our Island experience. Upon crossing our bridge
and entering this sea side paradise it's evident that Hilton Head Island
and the surrounding Low Country is indeed a unique, and special place to
call your vacation spot, or better yet your home.

Hilton
Head Island geographical information: The Low Country is comprised of
four counties: Beaufort, Colleton, Hampton, and Jasper. Located primarily
in the Southern most part of the state of South Carolina. Hilton Head
Island spans about 5 miles at its widest point and 12 miles in length. The
local topography is a blend of salt water marshes and sandy warm ocean
beaches from the east.
Our local climate: If you like the idea of four seasons,
although not very distinct, then you will certainly enjoy our delightful
Hilton Head Island weather . Much to our advantage, the local climate is
considered to be semi-tropical. The mid-winter temperature will
customarily range from about the 60ºs during the day to the lower 40ºs
at night. The spring and fall seasons are an absolute delight with mild
day and evening temperatures.
The neighborhoods of the Hilton Head area: There are many
distinct communities in the Hilton Head area, each with their own unique
appeal. Many are gated self contained communities offering an array of
amenities ranging from golf & tennis club memberships to private beach
access. Other areas are common and open to the public having their own
special charm and appeal offering beach access to everyone.
Indigo Run represents
the one of the last golf and residential communities being developed on
Hilton Head Island. The plantation features a first in Jack Nicklaus
design, Golden Bear Course which was designed by the father/son team of
Jack and Jack Jr. Indigo Run is located on the northern end of the island,
and boasts 1700 acres of lush semitropical topography.
The main thoroughfare William Hilton borders the plantation Parkway
to the north, and is contiguous to the Broad Creek on the south. The many
different landscapes can offer residents a broad range of views, from
golf, lagoon to waterfront. Indigo Run is primarily comprised of permanent
residents and longer-term rentals.
Sea Pines Plantation: Sea
Pines is Hilton Head Island's first established gated community. It
contains some 5000 lush acres of residential and resort living. The
plantation boasts four championship golf courses including the famed
Harbour Town Golf Links, and dozens of tennis courts. There is certainly
not a lack of amenities for the boating community, as Sea Pines also
features two charming marinas; the South Beach marina and the much
photographed Harbour Town marina. Other comforts include an equestrian
center, fishing, boating, and several beach access complexes.
Real estate opportunities cover the spectrum;
from a generous supply of vacation villas (condominiums) to quaint
secondary and primary residences.
Hilton Head Plantation:This
is one of Hilton Head's largest residential communities located on the
northern tip of Hilton Head Island. The sprawling Plantation covers some
4,000 acres of mixed forest, intercoastal and sound views. Hilton Head
Plantation features four golf courses, two nature conservancies, Seabrook
farms, and miles of jogging and bike trails. Ocean access is available
from the plantations's Skull Creek marina. The plantation is also
fortunate to have several miles of beautiful beaches. Hilton Head
Plantation is comprised of a wonderful mix of permanent residents and

Port Royal:Located
on the mid-northern end of Hilton Head Island this plantation features
a more permanent life-style of island living. This gated community only
allows permanent residences and rentals of six months or more. Port Royal
can make an ideal permanent or second home residence, as it features three
18 hole golf courses, and private beach access. The plantation also
contains an ocean-side swimming complex, tennis courts and miles of

Palmetto Dunes:Centrally
located at mid-island this plantation encompasses 1800 oceanfront acres
and spans from the Atlantic ocean to the world class marina community of
Shelter Cove on the leeward side of the island. The plantation features
two full service luxury resorts: the Hyatt Regency Hotel and the Hilton
Resort. Golf enthusiasts enjoy the availability of three championship
courses by George Fazio, Robert Trent Jones, and Arthur Hills. The
plantation also features an eleven mile winding lagoon system and ample
running and bike trails. Palmetto Dunes is considered a resort and
residential community, it contains several private residential

Long Cove and Wexford:These
adjacent upscale communities personify the ultimate in residential luxury
living. Located mid-island across from Shipyard Plantation, Long Cove has
become noted for its superb golf course recently highly ranked amongst
private golf communities. Long Cove also features a wide selection of
amenities including swimming, fishing, and boating at the Plantation's
marina. Wexford is a sophisticated, private neighborhood, graceful
in every detail. It is only 500 acres in size, but is not lacking in
magnificent homes, and fully equipped with a multi-million dollar

Shipyard:At the
heart of Hilton Head Island lies the lovely and charming community of
Shipyard Plantation. Access can be gained from either of the main
thoroughfares: Wm. Hilton Parkway or Pope Avenue. This resort/residential
neighborhood contains three nine hole golf courses, and The Shipyard
Racquet Club which consistently rates among the top 50 tennis Clubs in the
country. The beautiful beach can be enjoyed by both visitors and
residents.
Off
Island Communities: The
surrounding off island communities are home to many of the work force of
Hilton Head Island, as well as active retirees who have found a unique
life-style a bit removed from Hilton Head Island. Many locals and
newcomers have discovered a special way of life, where the atmosphere is
relaxing and activity is just a short drive away. Colleton River: With its
unique setting of Low Country landscaping,
Colleton River:
is an all encompassing community of 700 acres carved
out between the pristine Colleton River and the South Carolina Nature
Preserve. Colleton River is located just two miles from the main bridge to
Hilton Head Island, and features 395 single-family homesites. The views
offered are uncompromising salt-water marsh, golf, and of the Colleton
River. Club amenities are offered to its residents, including excellent
recreational facilities in a generous ratio to the number of members.
Amenities include The Jack Nicklaus Signature golf course, a nine
hole par-3 course reminiscent of Augusta National, and a swim and tennis

Belfair:Among the salt marshes and
Port Royal Basin lies the community of Belfair. This unique community is
planned to be developed in a complete private club lifestyle. The location
is convenient to the Hilton Head Island bridge, and the many new amenities
currently being developed in the area. History abounds here, as this land
dates back to the early 19th century. William Telfair of Savannah
purchased the land in 1811 as his country estate. The first plantation
home was constructed on what is now called Belfair Island. His wife's
name, Bellenger and his name, Telfair, were combined to create Belfair.
Belfair boast two 18-hole championship golf courses, a state of the
art Jim Ferree golf learning center, an expansive 30,000 square foot
clubhouse, outdoor and indoor swimming pools, and health and fitness club
amenities. Belfair also contains a natural chain of lakes spanning over
42-acres that provides amble fishing and boating activities.
