Bluffton

Baywood
This quaint neighborhood is located just outside of historic Bluffton offers a serene environment at affordable prices. Homes start at approximately $130,000, and with just 97 home sites, makes for peaceful family living in a well-established neighborhood.

Belfair Plantation
Belfair is located off Highway 278 just five miles from the bridge to Hilton Head Island, you'll find Belfair, a private 1,100-acre community of the scenic marshes of the Colleton River. A magnificent Avenue of Oaks leads you into Belfair where you find two 18-hole championship Tom Fazio golf courses. There are nature trails and wildlife viewing areas, and a carefully preserved wading-bird rookery. A variety of facilities can be found at the Family Activity-Center including a tennis club, pools, and more.

Berkeley Hall
A 860-acre, private golf club community, Berkeley Hall is on the Okatie River, seven miles west of Hilton Head Island. Two Tom Fazio golf courses are planned for this new neighborhood, without interior streets or home sites to interrupt the golf experience. A 30-acre Golf Learning Center, also designed by Fazio, will offer one of the finest practice facilities of any American private club. A clubhouse, a health and fitness center with exercise equipment and personal trainers, indoor and outdoor pools and tennis courts will provide residents all the amenities expected of a private club community. Four hundred homesites are planned with golf, river, marsh and forest views. Elegant golf cottages will also be offered.

Bluffton Park
The spirit of historic Bluffton lives on in Blufton Park, a new neighborhood with a traditional feel. Located in what was formerly called the Shults tract, Bluffton Park is bounded by SC 46 and Able Street in downtown Bluffton. Four hundred homes make up the first phase of this neighborhood, which will expand to include retail and commercial centers as well as fill 370 more lots and 500 town home and villa sites. Great for families, Bluffton Park is within walking distance of the 32-acre community park planned for Bluffton. The Lowcountry-style homes are designed to be affordable, starting at $130,000, and the neighborhood will offer parks, ponds, and sidewalks.

Colleton River
Located just two miles from the bridge to Hilton Head Island, this elegant community offers two top-ranked golf courses and wonderful views of the Colleton River. The entrance road winds two and a half miles through the South Carolina Nature Preserve and takes you to a 1500 acre community with seven and a half miles of saltwater marsh and more than a mile of deepwater on the Colleton River. The homesites start at $275,000. Residents enjoy acclaimed courses by Pete Dye and Jack Nicklaus, a golf practice facility, a Stan Smith designed tennis facility, an activity and fitness center and a wonderful Charleston-style clubhouse that affords views of the Nicklaus course and sunsets on the Colleton River.

The Crescent
The Crescent offers fairway homes on the only Arnold Palmer golf course in the Hilton Head Island area. Stretched along the marshes of the Colleton River, this community offers golf and family amenities in a beautiful Lowcountry environment. The Crescent Point Clubhouse features a pro shop, informal grill, covered rocking chair verandas and a residents-only gathering room. Adjacent to the clubhouse, a Swim, Tennis, and Fitness center features a large swimming pool, wide sundeck, covered outdoor dining and cookout area, tennis courts and an indoor fitness center. Homesites start at $55,000 and homes start in the $220,000s. Vilas are available from the $240,000 to the $350,000s.

Eagle's Point
Located off Hwy 278, eight miles past the bridge to Hilton Head Island. The final phase of home sites in this golf community is now being offered. Homes begin just under $200,000. A golf course designed by David Love III highlights the neighborhood, and the clubhouse includes a pro shop. Features swimming pool, covered picnic area, walking trails, tennis courts, and more.

Fern Lakes
Located on Burnt Church Road. Offers 90 homes in a great neighborhood for families. Within the community is a unique three-mile long lake waterway with excellent fishing and boating. Many homes have docks on the lake. Generously sized home sites average ¾ acre and residents enjoy a neighborhood pool and playground. Homes start around $225,000.

Heritage Lakes
Heritage Lakes is a neighborhood community located off Hwy 278, about two miles from the bridge. It features large lots, and no two homes are the same. The community is 250 acres with 235 homes planned at completion and 40 acres of lakes and 40 acres of wooded preserve. The first four phases are sold out. Twenty-five Homesites remain ranging in price from $52,000 to $61,000. There is also a community pool available for residents' enjoyment.

Moss Creek Plantation
Moss Creek Plantation is a private country club community with mark views, deepwater opportunities and two championship Tom Fazio golf courses, just minutes from the Hilton Head Island Bridge. Features a variety of recreational facilities, in addition to the golf courses and clubhouse, and a marina.

Rose Hill
Seven miles from the bridge to Hilton Head Island, Rose Hill Plantation is located off both sides of Hwy 278 in Bluffton. This 1,700-acre private community has an "equestrian side" and a "golf course side." Golfers enjoy 27 holes of golf and a private clubhouse at the Rose Hill Country Club. The homes of the estate equestrian side are built on gracious 2 to 3 acre lots near a fully equipped equestrian center, polo fields, and riding trails. Polo matches are held at Rose Hill Plantation in April and November, traditionally spectators enjoy tailgating while they watch the matches.

Sawmill Forest
Located off Highway 278. Began in 1998, the resulting neighborhood has sidewalks and streetlights, and offers traditional style homes with big front porches. These elements lend a friendly air that one can experience watching neighbors pass on the street or call from their porch to passersby. Also features a clubhouse and community pool with playground and exercise facility.


Daufuskie Island

Bloody Point
Named after a deadly battle between Indiand and British settlers in 1715. Bloody Point is located on the east side of Daufuskie Island, accessible only by private luxury ferry from Hilton Head Island. The Bloody Point community is part of the Daufuskie Island Club, a Pinehurt Company Resort. Its location provides magnificent views of the Atlantic Ocean and Tybee Island. Jay Morrish and Tom Weiskopf designed its 18-hole golf course. Available oceanfront Homesites begin at $715,000, deepwater lots begin at $374,000, and second-row ocean sites begin at $220,000.

Haig Point
Located one mile from Hilton Head Island across Calibogue Sound is Haig Point. The colorful custom built Lowcountry estates lie partially hidden along the northern end of Daufuskie Island. The community's historic lighthouse has been converted to a charming bed and breakfast for members and guests. Rees Jones designed the club's memorable oceanfront golf course. Haig Point also has a waterfront beach club, clay tennis courts, croquet courts, riding stables, and a fitness center.

Sandy Lane
Luxurious new oceanfront condominiums will soon be constructed on Sandy Lane. The two buildings, each with 18 units, will be located in the Bloody Point area of Daufuskie Island on seven acres of park-like land. Each of the residences, which will start at $699,900, has three bedrooms and bathrooms and lies within easy reach of tennis courts and the Daufuskie Island Club's two golf courses.
